I'm Patricia Holloway, a Pennsylvania-commissioned notary public and NNA Certified Signing Agent based in Lancaster. I founded Keystone Notary Services in 2018 after a decade in banking and real estate, where I saw firsthand how much a knowledgeable, reliable notary matters at the closing table.
I specialize in loan signings and estate documents, but I handle all types of notarizations with the same care and attention to detail. Every client - whether it's a first-time homebuyer signing at their kitchen table or a family coordinating a trust at a care facility - deserves a notary who is prepared, professional, and genuinely there to help.
I am fully background-screened, bonded, and carry E&O insurance. I speak conversational Spanish and welcome Spanish-speaking clients.
Full loan package signings for purchase, refinance, HELOC, and reverse mortgage transactions. I work with title companies, escrow officers, and lenders across Pennsylvania and coordinate directly with all parties for a smooth closing.
Notarization of individual documents including affidavits, acknowledgments, jurats, copy certifications, and oath administrations. Pennsylvania state fee applies per notarial act.
Notarization of wills, living trusts, durable power of attorney, healthcare directives, and other estate planning documents. I work alongside your attorney or can meet you at a care facility when time is of the essence.
I travel to your home, office, hospital, care facility, or any location in Lancaster County and surrounding areas. A travel fee applies based on distance from my Lancaster office.
Authorized agent for remote I-9 document verification. I review and sign Section 2 of the I-9 on behalf of employers for remote employees located in the Lancaster area.
I provide mobile notary and loan signing services throughout Lancaster County, including Lancaster city, Lititz, Ephrata, Manheim, Elizabethtown, Columbia, and Mount Joy. I also serve portions of York, Lebanon, and Chester counties by appointment.
Whether you need me at your home, office, hospital, care facility, or title company - I come to you. I maintain a small office in downtown Lancaster for clients who prefer to meet in person.
Pennsylvania state law sets the maximum notary fee at $5 per notarial act. My fees are as follows:

Saturday: 9:00 AM - 2:00 PM
Sunday: Closed
Evening appointments (until 8:00 PM) are available Monday through Thursday with at least 24 hours advance notice. Hospital and care facility visits are welcome any day - please call to arrange.

Yes. I offer evening appointments (until 8:00 PM) Monday through Thursday with 24 hours notice, and Saturday morning appointments until 2:00 PM. Sunday appointments are not available.
Please bring a valid, unexpired government-issued photo ID - a driver's license, passport, or state ID works perfectly. For loan signings, your title company or lender will let you know if you need to bring anything additional such as a certified check.
Not at this time. I perform in-person notarizations only. If you need remote online notarization, I am happy to refer you to a RON provider.
Pennsylvania sets a maximum fee of $5 per notarial act by state law. My all-in pricing (including a small service fee) is listed on the Services and Pricing pages above. There are no hidden charges.
Absolutely - this is one of my most common requests. I am experienced working with patients and families in medical settings and will coordinate directly with facility staff to arrange access. Please call me to schedule these appointments.
